What Does the kW Rating Mean?
A boiler's kilowatt rating describes how much energy it can deliver. With a combi, the headline number usually refers to hot water output, because heating water instantly from cold is the hardest thing a combi does. With system and regular boilers, the rating refers to the heating output, since hot water comes from a cylinder that reheats gradually.
This distinction explains something that confuses a lot of homeowners: a 30kW combi and a 30kW system boiler are not equivalent appliances. A three bedroom house might need a 30kW combi but only an 18kW system boiler.
Sizing a Combi Boiler
For a combi, start with hot water demand, which in practice means counting bathrooms and showers.

Higher output means a faster flow of hot water, measured in litres per minute. A 24kW combi might deliver around 10 litres per minute, while a 35kW model might manage 14 or more. If a shower feels weak, output is often the reason, though incoming mains flow can be the real limit.
Sizing a System or Regular Boiler
Here the boiler only needs to satisfy the heat loss of the property plus the cylinder reheat, so the numbers are lower. Many three and four bedroom homes are well served by 12kW to 24kW. The cylinder size then determines how much hot water you can draw before it needs to recover, which for a family home is commonly between 150 and 250 litres.
Why Bigger Is Not Better
Fitting an oversized boiler is one of the most common and most expensive mistakes in UK heating. An oversized boiler reaches temperature quickly then shuts off, then fires again shortly after. That cycling wears components, keeps the boiler out of its efficient condensing range and can make the house feel less comfortable, all while costing more to buy in the first place.
Undersizing has its own penalty: lukewarm showers, radiators that never quite get there on the coldest days, and a boiler running flat out constantly. The goal is the correct size, not the biggest one that fits the budget.
What a Proper Sizing Assessment Covers
A competent installer should do more than count radiators. A genuine assessment looks at:
- Heat loss: floor area, ceiling heights, insulation levels, glazing, and how exposed the property is.
- Mains water flow rate: measured at the tap in litres per minute, which caps what any combi can deliver.
- Number of outlets in simultaneous use: how often two showers really run at once.
- Radiator sizes and condition, not just how many there are.
- Future plans: a loft conversion or extension changes the answer.
If an installer quotes a boiler size over the phone without asking any of this, ask how they arrived at it. The most reliable installers are usually the ones who want to measure your mains flow before recommending a combi.
Common Sizing Scenarios
- Two bed flat, one shower room: a 24 to 27kW combi is usually ample, and a bigger one simply costs more.
- Three bed semi, family of four, one bathroom plus en-suite: 28 to 32kW combi, assuming mains flow supports it.
- Four bed detached, two full bathrooms: either a 35kW+ combi if mains flow is strong, or more commonly a system boiler with a 210 litre cylinder.
- Older property, weak mains, existing tanks: a regular boiler replacement is often the sensible and cheapest answer.
The Practical Approach
Get two or three installers to survey the property and state the output they recommend along with their reasoning. If they broadly agree, you have your answer. If one is markedly higher than the others, ask what they saw that the others did not. A well-argued size is worth more than a big number.
